Terms and Conditions for Up North Vacation Lodging


Up North Vacation Lodging services provided by Northwoods Property Management, LLC

PAYMENT TERMS
Reservations require 25% down at time of reservation. The balance is due 30 days prior to arrival. The reservation processing system will automatically charge the credit card on file at the 30-day mark. If you need to update the payment method, or you have any questions, please contact our office at 715-762-3291. Terms may vary depending on the travel site you reserved with.

KEYS / LOCKBOX
Codes or access instructions to be sent with check-in detail once trip is paid in full.

ARRIVAL
Check-in time is no earlier than 4:00 p.m. on the date of arrival. No early arrivals will be allowed unless prior arrangements have been made.

DEPARTURE
Check-out time is no later than 10:00 a.m. on the date of departure. Arrangements will have been made for cleaning very shortly after your departure; therefore, no late departures will be allowed unless prior arrangements have been made. There are no refunds for early departures.

PROPERTY CONDITION
The facilities you are renting should be left in the same condition they were found. This includes putting everything away, washing dishes, wiping down counters and emptying the trash. Please do not leave any perishable or non-perishable foodstuffs behind. Any excessive cleaning charges will be billed to your credit card. Tenants who do not leave the facility in good condition will not be considered for future rental.

INCIDENTALS
Certain items may be covered by a per stay incidental policy. A deductible of at least $100 may apply.  PLEASE NOTE: You have 24 hours after your arrival during which to report any defects or damage that may have occurred prior to your occupancy. Failure to do so will result in deductions from your damage deposit or your credit card being charged for damages or excessive cleaning. Reimbursement for any damages will be pursued. OCCUPANCY ARRANGEMENTS
Occupancy of this rental property may not exceed the stated advertised amount. The property manager has the right to inspect for exceeded occupancy limits or any other reason deemed necessary. Any tenant found exceeding occupancy limits or violating any conditions of this agreement will be asked to vacate the property and no refunds will be given.

SMOKING
Smoking is not allowed in this property. Please be considerate and smoke outside.

PETS
Pets are not allowed in all lodgings – please adhere to specific property rules.

FIREWORKS
Fireworks are not allowed on the property.

BOATS/DOCKS
Boats and docks are not available at all lodgings. If a dock is available, it should be left in the condition it was found. Guests also understand that the docks come in and out seasonally and there is no guarantee on early or late season usage. 

REFUSE/GARBAGE
Please bag all refuse and place it in the provided receptacle/dumpster for disposal after your stay. Note: DO NOT CLEAN FISH OR GAME INSIDE THIS RENTAL PROPERTY. Place all fish and game carcasses in plastic garbage bags and place in the receptacle/dumpster for disposal after your stay. Not all lodgings have dumpsters please follow specific property instructions, let us know if you need trash removal and take what you can if you can.

NO DAILY HOUSEKEEPING SERVICE
While linens and bath towels may be provided (varied per location), daily maid service is not included in the rental rate.  Linens (if provided) are not to be removed from the unit. We suggest you bring your own Beach Towels.  An initial setup of trash liners, hand soap and toilet tissue is (may be) provided. Other items needed during your visit are your responsibility. Conditions may vary per location.

HOLD HARMLESS AGREEMENT
Parents and/or guardians are responsible for the supervision of their minor children, particularly around docks, boats and water. Tenant agrees to hold harmless Northwoods Property Management, LLC and their employees for any injury or death that occurs due to the Tenant’s or Tenant’s invitee’s negligence.

SUBSTITUTIONS
We make every effort to ensure that the unit you have rented is ready when you arrive. However, we reserve the right to substitute comparable accommodations without notice or liability in the rare event the unit is not available. We will attempt to notify you of any changes in advance if possible. Because we would be required to charge you the difference, we will work to provide you comparable properties within a similar price range but it will be at your discretion to cancel your reservation without penalty if the options we provide are not suitable.

TENANT INSPECTION OF PREMISES
Northwoods Property Management LLC, and their employees make no representation or guarantee that this property will meet your expectations if you have not inspected the property prior to making your reservation. We encourage you to make a personal inspection of the property prior to booking your reservation. Do not rely on descriptions or photos. Upon accepting the terms and conditions of this contract, your reservation has been made. Terms and conditions are subject to change. Thank you and we wish you a wonderful stay.

CANCELLATION POLICY – Direct booking – policy may vary based on travel agency used
• Cancellations made 60 days or more prior to occupancy date will receive full refund of deposit.
• Cancellations made less than 30 days prior to occupancy date will forfeit 25% of the reservation.
• Cancellations made less than 14 days prior to occupancy date and ‘no shows’ will forfeit 100% of the entire reservations amount.

Communication Agreement
Guest agrees to communicate electronically. In addition, guests are aware that rules and conditions may vary per property.
